Booking Fee

In order to secure your accommodation you are required to pay a Booking Fee of £250. Payments can be made online through our website. Your Booking Fee comes off the contract value once the tenancy commences.

Payment Due Dates

The first instalment is due by 10th October. Second instalments are due on the 7th January with the final instalments due by 19th April for tenancies starting in September. The payment dates may vary depending on when the tenancy starts.

Full Payment Discount

You can receive 2 weeks free rent for paying your total annual rent prior to the tenancy start date. This option will be made available to you when you make your first instalment payment via the online portal. This offer does not apply to summer lets.

Monthly Payment Plans

Monthly payment plans are available to students who can demonstrate that they receive a monthly bursary. Monthly payments will be subject to a 3% admin fee surcharge.

Cancellation

If you book online up to the end of 31st July without seeing the accommodation first we operate a 72 hour “Cooling Off” period whereby you may cancel your booking within 72 hours of paying your booking fee. Bookings made from 1st August for the forthcoming academic year have a 24 hour “Cooling Off” period. To cancel, please write/email the Accommodation Manager at your chosen location.

Once the “Cooling Off” period has expired you can only cancel your booking and get a refund of your booking fee if you can demonstrate that you did not achieve the required grades for your university place. We will not refund or cancel bookings when you have elected to go to another university away from the locality of the accommodation. To receive your refund and confirmation of cancellation you will need to provide your UCAS notification that you did not get an offer due to grades.

Once you have signed your tenancy agreement this is a contract that you have entered into committing you to the full term and rent as stated on the tenancy agreement. You cannot cancel your tenancy, however you can transfer your obligations to someone else who is eligible to live at the property with the landlord’s agreement. We are not obliged to find you a suitable person to take over your tenancy.

Room Changes

If you wish to change rooms after the start of the Tenancy Agreement a £75 administration fee will be payable.

TV Licence

The Television Licensing Authority requires that every television has a licence, so you’ll need to buy a licence for any TV’s you bring to your flat.

Council Tax

As a student you don’t need to pay council tax. You’ll be provided with a Council Tax Exemption Form by your university during your enrolment. A copy of this must then be provided to us as well as the council. If you leave university during your Tenancy Agreement period then you may then need to pay council tax. You will be liable for any charges we pay on your behalf.

Financial Difficulties

If you’re experiencing financial difficulties, waiting for your loan, or if you are unable to pay the full amount, then please contact one of our team who will be able to offer you advice. The earlier you talk to us the more likely it is that we can help.

Late Charges

If we don’t receive your rent on the payment date it is due, then you will incur a charge of £30. Our Debt Recovery Team will send you a letter to let you know that this has been added to your account. It’s your responsibility to ensure your rent is paid on time.

If No Payment Received

If you or your guarantor do not make a payment, our Debt Recovery Team will contact you. A late payment charge will be added to your account if payment isn’t received after the second reminder is sent. This could eventually lead to legal action being taken against you and your guarantor.
